Size and clear span: the biggest single driver
Floor area sets the baseline, but clear span moves the price most. A steel framed stable block can use intermediate columns to keep steel modest. An arena cannot: the riding surface must stay column-free, so the portal frame carries the full roof on its own across the whole width. As span increases, the rafters and columns get disproportionately stronger to resist the extra load over a longer unsupported distance. Eaves height and roof pitch
Eaves height is the second biggest lever. A rider needs generous headroom to sit clear of the structure, with more again for disciplines that involve jumping. Every extra metre of eaves lengthens every column and adds bracing, so height and span compound each other. Cladding, roofing and daylight
Cladding is priced by area, so it scales with footprint and eaves height. Plain box-profile steel sheet is the economical option. Rooflights and translucent roof panels bring in daylight, and Yorkshire boarding (spaced timber cladding) on the walls helps ventilation and dust control, but both cost more than a plain sheet wall.
The riding surface and drainage
The steel frame, cladding and roof are one package from T C Rowan. The riding surface, meaning the compacted sub-base, a geotextile membrane, drainage and the sand or fibre footing on top, is normally supplied and laid by a specialist arena surfacing contractor as a separate contract. It scales with floor area rather than span. Always check whether a quote you are comparing includes the surface, because leaving it out makes a frame-only price look artificially low.
Kickboards, lighting, doors, viewing gallery, mirrors
Internal fit-out turns the shell into a usable arena. Kickboards protect the frame and horse, lighting needs to be even without dazzle, and large doors or a full end opening add fabrication. A viewing gallery, small office, tack storage or wall mirrors all add to the total, and can usually be phased in after the shell is up.
Groundworks, access and site conditions
Site clearance, levelling, the concrete edge beam or foundations, and access for delivery vehicles all have to be priced against your actual site. A sloping, wet or soft field costs more to prepare than a level, firm one, and poor access can add plant and time before any steel is erected. This is one of the largest variables in the whole build, alongside span.
Planning permission and Building Regulations

Sizing the arena to your discipline, rather than the largest span you can imagine, avoids paying for unused clear span. A simpler cladding specification trims cost without compromising the structure. Phasing the fit-out, building the shell first and adding extras later, spreads the spend. A level, well-drained site chosen before you commit saves substantially on groundworks.
